1.) The rebate is subject to a minimum net commission of $3,500 after Buyer Rebate. Any MLS or Seller Broker fees or charges passed on to Value Home Sales as the Buyer’s Broker will be deducted from the gross commission before calculating the Buyer Rebate.

2.) Commission must be received by Seller’s Broker.  If no commission is received, no rebate is due.

3.) Lender approval may be required. Some lenders may not allow Buyer Rebate or depending on the contract, concessions, mortgage product and financing terms, some lenders may not allow Buyer to receive the full refund from Value Home Sales. We strongly advise buyers to talk with their lender in advance about their anticipated Buyer’s Rebate.

4.) The credit is to be applied to the Settlement Statement as a Broker credit to Buyer.

We provide the same services as traditional agents. We will work with you to understand your homebuying criteria such as target zip code, home size, bedroom count, and more to help us align with your goals. We can help connect you with a list of lenders you could work with. When you are ready to tour homes, you can schedule showings easily on our website. When you find the perfect home, we will work with you to craft a competitive offer and submit it to the Sellers. We’ll be there every step of the way during negotiations, offer acceptance, home inspections, repair requests, all the way up to closing.

Residential real estate has evolved such that a majority of buyers get very far along in the buying process before actually NEEDING an agent. You can identify your target zip code, price point, mortgage payment, insurance costs, and many other items all online. Our model specifically targets those modern buyers who put in some of the work up-front in the comfort of their own homes before engaging us to show properties, make offers, and close deals. Since we focus on buyers nearing the end of the process, we can provide our services for less money, and we pass those savings on to our clients.

How do you fund the buyer rebate?2021-01-11T18:39:36+00:00

In a typical real estate listing, the seller agrees to pay around 6% commission to sell their home. This 6% is broken into two components: 3% goes to the Seller’s Agent, and 3% goes to the Buyer’s Agent. While many buyers commonly feel that their agent services are free because there’s no direct cost to them, that’s really not true. The sellers utilize money from the proceeds received from the buyer to fund the brokerage fees and their closing costs. Because we operate efficiently and only target buyers nearing the end of their home search, we can offer up to 50% of the commission we receive as the Buyer’s Agent as a credit back to the buyers at closing.

How do I receive the buyer rebate?2021-01-06T17:01:01+00:00

When an offer is accepted and we understand the rebate amount, we let the Closing Attorney and Lender know how much it will be. It is settled at closing and will show up on the Settlement Statement as a Broker Credit to the Buyer. This credit usually decreases the closing costs or downpayment and lessens the amount of money needed at closing.

Please note that the rebate must be communicated to the Lender. Some lenders have restrictions on what credits are allowed, and there needs to be ample time to account for this. The rebate is also subject to a $3,500 net commission minimum and is directly tied to the number of homes toured. More details can be found here.
