When you sell your home, you usually have two main options to choose from, both of which have disadvantages to consider:

Traditional “Big” Brokerages

These are the stalwart companies that you’ve heard from for many years. They offer a full-service MLS listing, a dedicated agent, and a traditional process. The problem is that they charge roughly 6% to sell your home. 3% goes to the Seller’s Agent, and 3% goes to the Buyer’s Agent. Considering the costs of a home, this is a significant amount of money!

iBuyers

This has been all the rage on TV and radio over the last year. They advertise a guaranteed offer or buyer, no repairs, a quick closing, and no showings. What they don’t advertise directly is that they charge a “convenience” fee on average of 7% for those services, and you are only getting offers from one or a handful of institutional real estate investors. After you sell and fork over the fee, they turn around and sell your home for a nice profit on the MLS.

At Value Home Sales, we believe that the big brokerages have it right by listing homes in the MLS. You get the most money for your home when it’s exposed to the largest number of ready, willing, and able buyers. What they don’t have right is the 3% listing fee.  We offer a better approach to the options above by providing a full-service MLS listing by a local agent for only 1%. That’s a third of the cost you’d get with most traditional brokerages and even less compared to iBuyers. See an illustration of the potential savings below compared to a traditional broker. Consultation & Home Valuation

Request a home valuation and schedule an initial phone consultation. In our call, we will present a CMA showing a low, mid, and high price range for your home. We will also review our Brokerage Agreement.

Schedule Professional Photos

Aside from a competitive price, photos are the best way to sell a home because it’s the first thing buyers see online. We will take high-resolution professional pictures and create a 360° virtual tour for no additional charge.

Your MLS Listing Goes Active

Your home will go live in the local MLS. One that happens, it is aggregated to hundreds of other sites such as Zillow, Trulia, and Realtor.com. We also advertise the listing in other forms of media for maximum exposure.

Our Local Agents Handle it All

Our expert agents will work with you to schedule showings, review offers, negotiate contract terms, navigate requested repairs, and coordinate with the Closing Attorney to ultimately close the transaction.

1.) The listing fee is subject to a minimum net commission of $2,500.

2.) Any MLS or broker fees or charges assessed to Value Home Sales as the Seller’s Broker will be due in addition to the minimum commission of $2,500 or 1% of the sales price, whichever is greater.

3.) Commission for the Buyer’s Agent is not included in the Value Home Sales Listing Fee. Sellers typically offer 2.5% to 3% commission to Buyer’s agents to encourage these agents to show the seller’s property to prospective buyers. This commission is in addition to the Value Home Sales Listing fee.

In order to engage with us, we ask that you request a home valuation and schedule an initial phone consultation.  In that initial phone consultation, we will present a CMA (Comparative Market Analysis) report that will show comparable home sales.  Priority is giving to recent home sales in close proximity to your home with similar sizes.  From that, we can derive a low, mid, and high price range for your home.  Considering upgrades, renovations, or any other pertinent items, you can determine the appropriate list price for your home.

Do I have to pay the 1% listing fee upfront?2021-01-11T18:17:41+00:00

No, not at all.  There are no upfront fees at Value Home Sales.  When you close your transaction, the listing fee is paid out by the closing attorney.

Are there any traditional service that you don’t provide?2021-01-11T18:15:33+00:00

We provide all the services you need in today’s modern environment that traditional brokerages provide.  We offer market pricing guidance, professional photography with 360° virtual tours, contract support, negotiation support, and coordination with lenders, home inspectors, and closing attorneys.  However, some items are antiquated in modern times that we don’t provide.  For example, we don’t offer open houses because most buyers will find your home online.  We also don’t run newspaper ads or print flyers.  Our model is centered around providing what makes an impact, not offering what makes little impact, and enhancing what makes a big impact.

Do I have to leave my home for showings?2021-01-11T18:01:16+00:00

Although it is certainly not a requirement, it is HIGHLY recommended.  Aside from having the home in a clean, neutral, and pleasant condition, not being present for showings is one of the best things you can do.  You want to allow the buyers to see themselves and their families in the home.  This isn’t easy to do if another family is there.  Also, buyers should be able to speak freely with their agents so that they can talk through any questions or concerns in real-time.  This is especially important when a buyer sees multiple homes in a day and may have home buyers fatigue from all the showings.  Also, to the extent possible, dogs, cats, etc., should be secured.  If any special instructions need to be left for the Buyer’s Agent for showings, such as “do not let the cat out” or “the dog is locked in the basement,” we can do that through the MLS.

How do you schedule showings?2021-01-11T17:53:22+00:00

For the most part, showings are scheduled in the MLS through a service called ShowingTime.  ShowingTime is an automated service that allows the Buyer’s Agent to see the home’s showing schedule and request an open time that works for their clients.  Once they request the timeslot, we will request it via your preferred contact method (text, email, or phone).  Sometimes buyers request showings with little notice because they are out actively looking at properties, so it’s important that we communicate as quickly as possible.  Once a time is confirmed, the buyer and their agent will arrive and access the property using the lockbox we leave on your door.  This is a Supra iBox and is the preferred electronic lockboxes for agents.  This lockbox is very secure, and only real estate professionals have access.  Once the showing is complete, the Buyer’s Agent usually sends a form with their client’s feedback.

Do you meet perspective buyers at showings?2021-01-11T18:28:02+00:00

Buyers are usually represented by their own agents, so the Buyer’s Agent will meet them for home showings.  If a buyer contacts us directly and doesn’t have an agent, we will be happy to meet them and show them the home.  Please note that if this happens we will designate one agent in our office to represent the seller and one agent in our office to represent the buyer.  We will never have one agent represent both the seller and buyer in a transaction because of the potential conflict of interest.

Is this similar to For Sale buy Owner (FSBO)?2021-01-11T17:39:22+00:00

FSBO listings either do not offer inclusion in the local MLS or it has very minimal support from the agent.  With Value Home Sales, we do everything that traditional brokerage would do at a fraction of the cost.  We have expert local and licensed agents.  We get the home listed in the MLS, coordinate showings, offer guidance on negotiations and contracts, and work with lenders and closing attorneys.  We offer everything you need in today’s modern environment.

We have a multi-faceted approach to market our listings.  First, we will list your home in the local MLS (FMLS).  This is the database that local agents use to search for properties for their clients.  From there, your listing is picked up and aggregated to hundreds of real estate websites.  Some of the more popular sites are Zillow, Realtor.com, Homes, Trulia, and many others.  A study conducted by the National Association of Realtors showed that over 92% of home buyers search for homes online, so just by having your property in the MLS will expose you to a large number of buyers.  Once we see how much demand is generated from the MLS listing, we will also look at social media marketing on popular social networks like Facebook and Instagram and postcard campaigns.  Of course, every listing gets a yard sign to generate buzz in the neighborhood.

Will a licensed real estate agent represent me?2021-01-11T18:30:23+00:00

Yes, all transactions are handled by a licensed local real estate agent, and Value Home Sales is a licensed real estate brokerage in Georgia.  We will analyze comparable home sales and provide a valuation report to determine your home’s value.  We will take professional photos with 360° virtual tours and drone photography.  We will coordinate showings, negotiate contracts, and work with lenders, home inspectors, and closing attorneys.  You get all the services you need in today’s modern environment for a fraction of the cost of traditional brokerages.

Do I still have to pay the Buyer’s Agent commisson?2021-01-11T18:32:02+00:00

To get your property listed in the MLS, the Seller’s Broker generally offers 2.5% to 3% to the Buyer’s Broker to incentivize them to show your home to prospective buyers.  When the cooperative commission offered to the Buyer’s Broker is in that range, your property will be exposed to the largest number of people, and it will usually sell faster and for more money.  We believe this is a crucial item to include, so our policy prohibits us from accepting listings where minimal or no commission is offered to the Buyer’s Broker.
